If you are buying a second-hand house it is advisable to arrange for a structural survey to be carried out by a reputable architect, surveyor or engineer.

While a property may look in perfect condition to an untrained eye, a suitably qualified person could find defects which if not addressed could end up costing you a lot of money to have repaired.

These may include dampness, sagging roof, cracks, and subsidence. New homes are generally covered by Home Bond(for ten years), which is why a HB47 is required by your lender (see Glossary).
